The Path to Home Ownership

  1. Visit the Sales Center for a sales orientation and sales packet.
  2. Understand what a Planned Community is.
  3. Know how much house you can buy by getting a pre-approval from a mortgage company or bank for a first mortgage loan. Pre-approval must be submitted to Sales Center before contract.
  4. Enroll in a homeownership counseling program (required for first-time homebuyers only).
  5. Review and select one of The Villages of Park DuValle home builders and house designs, then choose a lot.
  6. Sign Sales & Purchase Contract with home builder.
  7. Apply for first mortgage loan at bank or mortgage company and for Park DuValle second mortgage incentive.
  8. Builder receives approval to build your home: construction begins.
  9. Finalize your loan and update financial documents.
  10. You may hire a home inspector to check home after completion.
  11. Pre-Closing walkthrough with builder and LREDC staff.
  12. Home closing.
  13. Move into your new home!
